Monty’s Wine Bar and Dining Acquires Soho Japan in Fitzrovia

February 27, 2013

On behalf of B Planning Ltd, leisure property advisers, Davis Coffer Lyons, has assigned the leasehold interest of the former Soho Japan at 52 Wells Street, Fitzrovia, to Monty’s Wine Bar and Dining.

The 1,500 sq ft A3 premises are located over ground floor and basement north of Oxford Street, close to Great Titchfield Street and Mortimer Street, benefitting from a large commercial and residential catchment.

Are premises are held on a 20 year lease from 13 February 2004, subject to five yearly rent reviews at a passing rent of £50,000 per annum exclusive. A substantial premium was also agreed.

Jonathan Moradoff, Associate Director at Davis Coffer Lyons, said, “This has historically been a very underserviced part of the West End for food and beverage venues but it is really starting to flourish. The area is home to many media and TV production offices in need of a new eaterie, and Monty’s Wine Bar and Dining will be a great addition to the vicinity, alongside local operators such as Riding House Cafe and Kaffeine.

The redevelopment of the Middlesex Hospital site amongst other improvements nearby means there is increasing demand for A3 units across a much broader perimeter in Fitzrovia.”

Davis Coffer Lyons also recently let the former Nordic Bar at 25 Newman Street in Fitzrovia to multiple bar operators, Miroma Leisure.
