Rock Entertainment Takes on the Herbert Chapman

On behalf of S2 Estates, Davis Coffer Lyons Pubs and Bars team has completed the leasehold sale of the Herbert Chapman on Holloway Road, London N1, to Rock Entertainment UK Ltd, a subsidiary of Mighty Pub Co Ltd.

A new 25 year lease was granted at a passing rent of £60,000 per annum exclusive. The Herbert Chapman is a 1,152 sq ft property close to the Emirates Stadium, will be fully renovated and operate as a wet-led venue in the New Year. The tenants intend to preserve the historical characteristics of the venue, which is arranged over basement and ground floor. S2 Estates, led by Simon Berg, has also commenced plans to develop the upper floors of the property for residential use.

Charlotte Wild of Davis Coffer Lyons Pubs and Bars team, said, We have brokered a number of property transactions in the Islington borough throughout 2012 including the acquisition of Keston Lodge for 580 Limited, the sale of the Albert & Pearl to House of Wolf, the leasehold assignment of The Compass to Bar Chocolate, and The Horatia on Holloway Road is also under offer. As we have reported before, there is an exceptional demand for good quality free of tie sites in this area and we are keen to assist new clients if interested to sell.

Mighty Pub Co Ltd currently operates the After Dark venues in Cleethorpes, Boston and Peterborough.

We are delighted to be working with John Lewis on the appointment of a new hospitality partner to operate the rooftop of its flagship Oxford Street store.

The rooftop garden was created in 2014 as part of the 150th anniversary celebrations for John Lewis, and most recently played host to Willows on the Roof’s Winter Terrace.

A suitably fitting operator is sought to deliver a compelling restaurant, bar and garden for the space, which has panoramic views across central London’s skyline.

Coming soon to Covent Garden… London’s first Mexican “churreria”. @aguamiel.ldn - a flagship dessert bar majoring on churros doughnuts - launches this month at 24 Wellington Street; a thriving Theatreland destination close to Covent Garden Piazza.

Churros, made fresh in-house, will be served with a choice of sugar or real cinnamon and sugar, along with one of three dips (dulce de leche, condensed milk or chocolate), partnered with quality coffee and specialist Mexican hot and cold drinks, including aguas fresca, horchata and spiced hot chocolate.

Season’s Eatings Day #15: Brutto

We end the year, and our Season’s Eating’s series, with a tribute and a toast to Russell Norman; one of hospitality’s finest and a truly inspirational figure whose loss is keenly felt.

Russell’s impact on London’s dining scene in London was immense. From the launch of Polpo in 2009 to his most recent project @bru.tto, both he and his restaurants were defined by creativity and flair, attention to detail and genuine warmth and hospitality. Whilst rapturously received and commercially successful, they were underpinned by a sincere and scholarly passion for the source of their inspiration, as was evident in Russell’s award-winning books “POLPO: a Venetian cookbook (of sorts)”, “Spuntino – Comfort Food (New York Style)”, “Venice – Four Seasons of Home Cooking” and “BRUTTO: A Simple Florentine Cookbook”.

We had the privilege of working with Russell and his business partner Richard Beatty on projects from the first Polpo on Beak Street, to Polpetto, Spuntino, Mishkin’s, Ape & Bird and Brutto - the Clerkenwell restaurant that is Russell’s take on a Florentine bistro. The lively neighbourhood trattoria proved an instant hit; a winning combination of simplicity, authenticity and conviviality, with a sprinkling of Russell’s fairy dust. Long may it live on.

Season’s Eatings Day #14: Arlington

News began to emerge earlier in the year that hospitality legend @jeremyrbking would make a very welcome return to the capital’s dining scene with not one, but three major projects.

The first to open in early 2024 will be a reinvention of Le Caprice - the restaurant where Jeremy began his career with business partner Chris Corbin - which will open under the new name of Arlington.

Though originally opened in 1947, Le Caprice took on a new lease of life when it was taken over by King and Corbin in 1981, becoming one of London’s most in-demand dining rooms with a stellar clientele, tended to by “maître d’ without equal” Jesus Adorno, with whom King is re-uniting for the project. Adaptions of old favourites from the menu for 21st century tastes are planned for @arlingtonlondon, by former Le Caprice head chef Will Halsall and team.

The launch will be followed in the spring by the opening of @theparklondon in the new Park Modern building opposite Kensington Palace Gardens, to be followed by a reinvention of institution Simpsons in the Strand.

Season’s Eatings Day #13: Bunsik, Westfield Stratford City

@westfieldstratfordcity has today welcomed popular Korean street food brand @bunsik_london.

The fast-growing brand’s fifth site is located within the busy lower ground floor food court. Alongside its epic corn dogs, kimbap, ddukbokki and Korean fried chicken, in a first for the group, a range of vegetarian options are on offer, including the debut of its first veggie burger.

The launch marks a milestone in the growth of the ambitious brand, which launched in 2021 on Charing Cross Road.

DCL advises URW on F&B and leisure at Westfield Stratford City and Westfield London.

The pair have an outstanding pedigree, with decades of experience between them gained across the globe, including Sims’ role as restaurant manager of Noma.

Just in time for festive food shopping, independently hospitality business Artfarm has opened Farm Shop on South Audley Street, across the road from sister operations The Audley Pub and Mount Street Restaurant.

Featuring the same award-winning products as Somerset’s @farmshopuk at the 1,000 acre Durslade Farm in Bruton, the new opening also houses a separate butchery room selling high-welfare meat, including beef and lamb from the farm. Star turns include wine created from grapes grown on the estate; honey from its hives and cider from the orchard, as well as products from emerging and established artisans in the South West. Refuel on Christmas shopping trips with cheese toasties and hearty hot beef sandwiches, generously filled with the farm’s own meat, or high-quality coffee from roastery Mozzo.

A 40-cover eatery and wine cellar will open on the lower ground floor in the new year.
